Maintenance Requirements.
The primary goal of maintenance is to avoid the consequences of failure of the equipment. This may be by reducing the failure of a component before it actually occurs which, Planned Maintenance helps to achieve.
A “maintenance checklist” which includes small checks can include partial or complete overhauls at specified periods, temperature checks, lubrication, minor adjustments, and so on, can significantly extend the service life of the system.
In addition, good record keeping can record equipment deterioration so that the technician will know when to replace worn parts before they cause system failure.
In the case of the HVAC systems, maintenance is often performed before the hottest and also the coldest times of the year.
